A Municipal Support Desk
A Municipal Support Desk to Activate Existing Housing
The results of our survey are clear: the need for year-round accessible housing is significant. At the same time, we know that not all seasonal rentals are motivated purely by profitability.
Some housing in Vendays-Montalivet was built decades ago for summer use. Certain properties are poorly insulated, energy-inefficient or no longer meet current standards required for year-round rental.
For tourist rentals, a simpler standard may be sufficient.
For long-term rental, however, the state imposes specific requirements, particularly regarding energy performance, safety and housing quality.
Several property owners would be willing
The municipality could establish a dedicated support desk within the urban planning or housing department to provide practical assistance to property owners.
This service would:
- provide information on legal obligations,
- offer initial guidance on the technical condition of the property,
- present national and regional schemes such as ANAH, MaPrimeRénov’ or zero-interest eco-loans,
- help identify suitable financial aid,
- and facilitate contact with qualified craftsmen.
National and regional programmes already exist to renovate housing, reduce vacancy and encourage long-term rental.
The municipality does not reinvent anything. It makes these schemes visible and accessible.
The objective is not to impose constraints, but to remove obstacles.
If some properties currently rented seasonally or left vacant become available year-round through support and existing aid schemes, this would represent a concrete step towards easing the local housing market.
This idea is based on a pragmatic approach: using existing resources, supporting property owners and activating available housing.
Vendays-Montalivet should remain a place where people do not only come on holiday, but where they live all year round.
